Heritage Impact Statement
Although most planning applications we come across are straightforward, some applications require further information, such as a Heritage Impact Statement, to allow a decision to be made.
Heritage Impact Statements, or sometimes referred to as Heritage Impact Assessments (HIA), are often requested for sites that are of, in some way, historical interest. This can be because the building itself is Listed, the building is within a conservation area, or the building may just lie within close proximity of a Listed building.
Heritage Impact Statements typically apply to building which are either Listed meaning it holds Special Architectural or Historic Interest, or if the building is located within a Conservation Area.
A Heritage Impact Statement assesses the condition and qualities of the current building, and what it is that gives it the architectural or historic significance. The proposed ideas are then also discussed along with how such ideas will impact the current buildings’ significance and why other solutions are not viable, and in some cases this document will also include a mitigation strategy so if any changes do have to be made then work can be taken to ensure that none of the character of the building is lost.
These types of documents enable planners to make the most informed decision regarding Listed Buildings or Buildings in a Conservation Area. The scope required for a Heritage Impact Statement largely depends on the scope of the application, for major changes, higher levels of detail will be required for the justification and mitigation for the properties features and/or surrounding area will be required.
