Drawings for Building Regulations
Once your application has successfully been granted Planning Permission, there are a second set of drawings which then need to be prepared, these are the Drawings for Building Regulations.
Building regulations cover most proposed works, from new builds to extensions and are almost always needed once planning permission has been granted or permitted development is approved. These are different to the drawings required for planning permission. Building regulation drawings are detailed drawings which show all the construction details for your project and they are submitted to your local building control department to give an in-depth detail of the work that will be taking place. These are also the drawings that builders will work from.
Building regulation drawings specify all the detailed information needed in regard to your project. In the case of more detailed internal works they can also be accompanied by an electrical plan.
These drawings include, but are not limited to:
- Structural information
- Site levels
- Foundation details
- Material details and specifications
- Thermal insulation calculations
- Proof of full compliance with all the relevant parts of building regulations
If you are employing a builder to carry out your work, they will often take responsibility for ensuring that building regulations are being complied to. However it is best that this is confirmed before work commences.
Building regulations set the standard all across the nation for the design and construction of buildings and developments to ensure that people either occupying or working within the buildings have adequate levels of health and safety.
